How do I know if there’s a chimney leak?
There are three stages of a leaky chimney, and each stage presents specific signs.
Early stage
Leaks in this stage involve minor damage to parts of the chimney. If left alone, they’ll progress into larger leaks. Watch for:
- Cracks in the chimney’s bricks
- Deteriorating mortar between the bricks
- Warped, rusted, or detached flashing that seals the gap between the chimney and the roof
- White stains on the masonry – this means water is penetrating the bricks’ porous surfaces
- A loose, ill-fitting, or missing chimney cap that allows rain to get past it
Middle stage
In this stage, more obvious signs of leakage will likely be present:
- Loose or spalling (flaking) bricks
- Large gaps where masonry mortar used to be
- Water in the firebox
- Water stains or damp sections on the walls and ceiling near the fireplace
- Musty odors in the attic; visible leaks in the attic near the chimney
End stage
If a leaky chimney is ignored, the results can be very serious:
- A chimney that leans to one side
- Sections of bricks falling away from the masonry
- Rotting in the roof near the chimney
- Chimney liner damage that can allow flames and carbon monoxide to escape
- A damper that’s rusted out and will no longer open or close
- Damage to the bricks in the firebox
- A chimney that collapses
Chimney leak repair
All of the damage listed above can be repaired.
Cracked bricks and crumbling mortar can be replaced. A damaged chimney cap and flashing can be re-secured or replaced. A firebox can be rebuilt, and a compromised chimney liner can be replaced or repaired.
