There are three stages of a leaky chimney, and each stage presents specific signs.

Early stage

Leaks in this stage involve minor damage to parts of the chimney. If left alone, they’ll progress into larger leaks. Watch for:

  • Deteriorating mortar between the bricks
  • Warped, rusted, or detached flashing that seals the gap between the chimney and the roof
  • White stains on the masonry – this means water is penetrating the bricks’ porous surfaces

Middle stage

In this stage, more obvious signs of leakage will likely be present:

  • Musty odors in the attic; visible leaks in the attic near the chimney

End stage

  • A damper that’s rusted out and will no longer open or close

  • A chimney that collapses

Chimney leak repair

Cracked bricks and crumbling mortar can be replaced. A damaged chimney cap and flashing can be re-secured or replaced. A firebox can be rebuilt, and a compromised chimney liner can be replaced or repaired.
